Why Water Heaters Die Early on Hunt County Wells

A water heater on an untreated Hunt County well often gives several years less than the same heater on city water in Rockwall. Here is the mechanism, and what changes it.

We run Hunt County as part of our normal route, and the single most consistent difference between a Greenville-area call and a Rockwall one is what the water has done to the water heater. Houses inside the city on treated municipal supply behave much like anywhere else in North Texas. Houses on a private well — and there are a lot of them once you get outside the city limits — are a different situation entirely.

The short version: an untreated well can take several years off the life of a standard tank, and it does it through three separate mechanisms that all run at the same time.

Mechanism one: sediment

Municipal water has been through a treatment plant. Well water has been through gravel. Even a good well produces some suspended solids, and everything that enters the house enters the water heater, where it slows down and settles.

On a gas heater the sediment layer sits on the tank floor directly above the burner. Heat now has to pass through an insulating layer of silt before it reaches the water, so the burner runs longer for the same output and the steel at the bottom of the tank gets hotter than it was designed to. That is a slow route to a failed tank, and on the way there it is a fast route to a higher gas bill.

On an electric heater the sediment buries the lower element. A buried element overheats and burns out, which is why the classic complaint from a well house is hot water that runs out much faster than it used to — the lower element has failed and only the upper one is still working, so you are effectively heating the top third of the tank.

Mechanism two: mineral scale

Dissolved calcium and magnesium come out of solution when water is heated and deposit on the hottest surfaces. On an electric heater that means a hard shell forms directly on the elements, insulating them exactly where they need to transfer heat.

This is what people mean by hard water shortening a heater's life, and it applies to city water too — it is simply more aggressive on many wells.

Mechanism three: the anode rod goes early

Every tank water heater contains a sacrificial anode rod, usually magnesium or aluminum. Its entire job is to corrode instead of the tank. It is the reason a steel tank full of hot water lasts a decade rather than a couple of years.

Water chemistry determines how fast the anode is consumed, and many wells consume it faster than treated supply does. Once the rod is gone, corrosion moves to the next available steel, which is the tank itself. The tank then fails from the inside and there is no repair for that — a leaking tank is a replacement.

What maintenance actually looks like on a well

  1. Flush the tank annually, without exception. On city water this is good practice. On a well it is the difference between a heater that reaches its expected life and one that does not.
  2. Inspect the anode rod at five years and every couple of years after. If it is more than about 75% consumed, replace it.
  3. If you have an electric heater and hot water capacity has dropped noticeably, suspect the lower element before suspecting the tank.
  4. Consider sediment filtration at the point of entry. A simple whole-house filter ahead of the heater removes the suspended solids before they ever reach it.
  5. If the water is genuinely hard, treatment at the source addresses scale for the heater and for every fixture in the house at the same time.

Is tankless the answer on a well?

Sometimes, but it is not automatic and the honest answer has a condition attached. A tankless unit has no tank to silt up, which removes the sediment problem in the form described above. What it has instead is a very narrow heat exchanger, and scale in a heat exchanger is a more immediate problem than scale in a tank.

On a well with meaningful sediment or hardness, a tankless unit installed without filtration and without a descaling schedule will not do well. Installed with proper pre-filtration, with a softener where hardness warrants it, and with annual descaling, it works fine and lasts a long time. The equipment choice matters less than whether the water going into it has been dealt with.

The well side of the system

One thing worth saying to anyone on a well: your pressure tank and pump are part of your plumbing system, and they have their own failure signatures that look exactly like house plumbing faults.

A pressure tank that has lost its air charge makes the pump switch on and off rapidly — short cycling — which presents as pressure that surges and drops at fixtures. A failing pressure switch produces pressure that comes and goes on its own. Both of those get chased around the inside of the house by people who assume the problem must be indoors. Testing at the well head first saves that whole detour.

How often should I flush a water heater on well water?

Annually at minimum, and twice a year is not excessive if your well produces noticeable sediment. The purpose is to remove settled solids from the tank floor before they insulate the burner or bury the lower element.

My electric water heater runs out of hot water fast. Is the tank failing?

More often it is the lower heating element. On a well, sediment buries that element, it overheats and burns out, and the upper element carries on alone — which means you are heating only the top portion of the tank. It is a repair rather than a replacement, and it is worth checking before anyone quotes you a new heater.
