Replacing a furnace or an air conditioner typically requires a permit and an inspection. Requirements differ between North Texas municipalities, so confirm what applies at your address rather than assuming.

Why it matters to you

• **An independent check.** An inspector looks at the installation — the electrical connection, the gas connection on a furnace, the condensate arrangement, the venting. Once it is installed and running, nobody else ever looks.
• **Combustion safety.** On a gas appliance, venting and combustion air are safety matters. That is the part of the inspection that is genuinely about your household rather than paperwork.
• **Resale.** Unpermitted work shows up in inspection and in municipal records, and it becomes a negotiation point or a demand to bring it up to code at your cost.
• **Insurance.** If unpermitted work contributes to a loss, expect the claim to be examined closely.
• **Manufacturer warranty.** Some warranties require installation by a licensed contractor to applicable code.

Who pulls it

The contractor, for their scope. That matters, because the permit holder carries responsibility for the work passing inspection.

Be cautious about any contractor who suggests skipping the permit, or who asks you to pull it as a homeowner for work they are performing. Both shift risk onto you, and the second is sometimes a sign the contractor is not licensed for the work.

• Gas connection, shutoff and any required sediment trap on a gas appliance.
• Venting and combustion air on gas equipment.
• Condensate drainage and any required safety switch.

Permitting adds time — review, issuance and then the inspection after the work. Plan for it rather than being surprised, and expect a reputable contractor to have factored it into the schedule.

Registering the warranty

Separate from the permit and equally easy to forget. Most manufacturers require registration within a window after installation to activate the full warranty term, and the shorter default applies if you miss it.
