Annual walk-through

Make it easy for tenants to report
Most expensive rental repairs were cheap repairs nobody mentioned.
- Give them a simple way to report and respond to it.
- Tell them explicitly what to report immediately: any water, any burning smell, any electrical issue, no heat or cooling.
- Show them the water shutoff at move-in.
- Respond quickly to small reports, or they stop reporting.
