Aerobic Septic Systems: The Maintenance Nobody Explained at Closing
A conventional septic tank has no moving parts. An aerobic system has several, they are outdoors, and they all wear out.

If you bought an acreage property in Rockwall, Collin, Hunt or Kaufman county in the last twenty years, there is a good chance you inherited an aerobic treatment system rather than a conventional septic tank — and a fair chance nobody sat you down and explained the difference.
The giveaway is sprinklers you did not install, running at odd hours, watering an area of the yard nobody waters deliberately. That is treated effluent being dispersed, and it means you own a small wastewater treatment plant.
How the system works
- A trash tank takes the raw waste and lets solids settle out, much like a conventional septic tank.
- An aeration chamber receives the liquid, where a compressor bubbles air through it. That oxygen supports bacteria that break down waste far more aggressively than the anaerobic process in a conventional tank.
- A clarifier lets remaining solids settle back for further treatment.
- A chlorinator disinfects the treated effluent.
- A pump tank collects it and a pump sprays it onto the surface through the sprinkler heads on a float-controlled cycle.
The reason these systems exist is soil. Where clay is too dense for a conventional drainfield to work, or lots are too small, treating the effluent to a higher standard and dispersing it on the surface is the alternative that will pass. Across a lot of North Texas that is most rural lots.
What actually fails
The air compressor
The single most common failure, and the most consequential. Without air the aerobic bacteria die, treatment stops, and the system quietly reverts to something worse than a conventional tank — untreated effluent being sprayed onto your yard. It fails silently. The only way to know is to go and check that it is running.
The chlorinator running empty
Tablets get consumed and need topping up. An empty chlorinator means undisinfected effluent going to the sprinklers. Use only tablets made for wastewater systems — pool chlorine is a different chemical and it is not appropriate here.
Sprinkler heads and the pump
Heads get mown off, clogged, or aimed somewhere they should not be — effluent must stay on your property and away from anywhere people gather. Pumps and float switches are wear items and fail on their own schedule.
Hydraulic overload
These systems are sized for a design flow. A house with more occupants than it was designed for, or a leaking toilet running continuously, pushes water through faster than it can be treated. A running toilet is a genuinely common cause of aerobic system failure, which is not obvious until somebody points it out.
What you can do yourself, monthly
- Listen for the compressor. It should be running. This takes ten seconds and it is the most valuable check on the list.
- Look at the chlorinator and top up tablets if needed.
- Watch a spray cycle. Heads should pop up and distribute evenly, on your property, away from the house.
- Check for standing water or unusual odour around the tanks or the spray field.
- Look for an alarm light or buzzer on the control panel. These systems have them, and homeowners frequently silence one and forget it.
What not to put into it
The system is a bacterial process, so anything that kills bacteria degrades treatment. Large volumes of bleach, drain cleaners and antibacterial products all hurt it. So do wipes labelled flushable, grease, and paint. Water softener discharge is worth asking about — high salt loads can affect some systems and the answer depends on the design.
Telling a system problem from a plumbing problem
Slow drains and backups inside the house with no odour outdoors point at the house plumbing or the line to the tank. Odour outdoors, wet ground near the spray field, or an alarm on the panel point at the system. How do I know if my aerobic septic compressor is working?
Go and listen to it. It is usually a small unit in a housing near the tanks and it should be audibly running. It fails silently and the system degrades over weeks without any symptom inside the house, so a monthly listen is genuinely the highest-value maintenance check you can do.
Can a running toilet damage a septic system?
Yes, and on an aerobic system it is a common cause of failure. A toilet that runs continuously can push hundreds of gallons a day through a system sized for a fraction of that, overwhelming the treatment process and flooding the spray field. Fix running toilets promptly on any property with on-site treatment.
What chlorine tablets should I use?
Only tablets specifically manufactured for wastewater treatment systems. Pool chlorine tablets are a different compound, they are not approved for this use, and they can react badly in a wastewater chlorinator.
