Ductless Mini Splits: The Right Answer for Garages, Additions and That One Hot Room

Some spaces should never have been on the main system. A mini split solves them without touching the ductwork or oversizing the whole house.

A ductless mini split is a heat pump split into two parts: a compact outdoor unit and one or more indoor heads mounted on a wall or ceiling, connected by a small refrigerant line set running through a hole about three inches across. No ductwork.

That last part is why they matter. Some spaces in a house are genuinely difficult to condition from the central system, and every attempt to force it either fails or compromises the rest of the house. A mini split sidesteps the problem entirely.

Where they make obvious sense

Garages and workshops

The most common request we get, and for good reason. A North Texas garage in August is close to unusable, and there is no sane way to serve it from the main system — you would be conditioning an uninsulated space on the same thermostat as your bedrooms. A mini split gives the garage its own system, its own control, and no impact on the rest of the house.

Additions and converted spaces

A bonus room over a garage, a converted porch, a sunroom, a new primary suite. The existing system was sized and ducted for the original footprint, and extending ducts to a new space frequently means the whole house suffers. A mini split serves the addition without touching what already works.

The room that has never been right

Important caveat here. Before adding equipment, find out why the room fails. A crushed duct run, a disconnected boot or an undersized branch is a repair, and it is cheaper than a mini split. But when the room genuinely has a load the main system cannot serve — a west-facing bonus room over an unconditioned garage with three exterior walls, for instance — a mini split is often more sensible than upsizing the entire system to serve one room.

Home offices and rooms used on a different schedule

Conditioning a whole house to keep one room comfortable during the working day is expensive. A mini split lets one space run independently.

Guest houses, casitas and detached structures

Common on the acreage properties around McLendon-Chisholm, Heath and Royse City. Running ductwork to a detached building is impractical. A mini split with a line set is straightforward.

What they do well

  • No duct losses. In a climate where ducts run through blistering attics, delivering conditioned air with no duct at all removes an entire category of inefficiency.
  • Genuine zone control. Each head has its own setpoint, so unused spaces are not being conditioned.
  • Variable-speed operation. Most modern mini splits modulate rather than cycling on and off, which means steadier temperatures and better dehumidification — the latter matters a lot here.
  • They heat as well as cool. A mini split is a heat pump, so a garage or addition gets winter heat from the same unit.
  • Straightforward installation. No demolition, no duct chases, typically completed in a day for a single head.

The honest downsides

  • Appearance. The indoor head is visible on the wall. Ceiling cassettes and low-wall units exist and look better, but nothing is as invisible as a register.
  • Cost per zone. For a single room a mini split is competitive. For conditioning a whole house room by room it usually is not, compared to a central system with good ductwork.
  • They still need maintenance. The filters need regular cleaning and the indoor coil needs periodic attention — neglected heads develop the same biological growth and musty smell as any wet coil.
  • Condensate has to go somewhere. Each head produces water, and the drain routing needs planning. A poorly routed condensate line on a mini split causes exactly the same wall damage as anywhere else.
  • Sizing errors are punishing. An oversized mini split short cycles badly and leaves a room cold and damp. This is the most common installation mistake we see on units fitted by others.

Getting a garage installation right in this climate

Garage installations are our most requested and they have specific requirements worth knowing about.

Insulation first. An uninsulated garage with an uninsulated door is an enormous load, and cooling it without addressing that is expensive and often disappointing. Insulating the door and the ceiling before installing equipment changes the size of unit you need and what it costs to run.

Then size it to the actual load — the door area, the ceiling, whether it is attached, and what you plan to do in there. A workshop with equipment running has a different load than storage. Undersizing means it never keeps up in August. Oversizing means it short cycles and leaves the space clammy.

Multi-zone systems

One outdoor unit can serve multiple indoor heads, which is efficient when several spaces need conditioning. It is worth understanding the trade-off: multi-zone systems have a minimum operating capacity, and if only one small head is calling on a mild day the outdoor unit may cycle rather than modulate. For two or three genuinely used zones it works well. For one heavily used zone plus one rarely used, separate single-zone systems sometimes make more sense.

Frequently asked

Can a mini split cool my whole house?

Technically yes, with enough heads, and some homes are served entirely this way — particularly older houses with no existing ductwork where retrofitting ducts would be invasive. For a typical North Texas home that already has functional ductwork, a central system is usually the better value for whole-house conditioning. Mini splits shine on specific problem spaces rather than as a wholesale replacement.

Do mini splits work in Texas heat?

Yes. Modern inverter-driven units handle high ambient temperatures well and they hold capacity better than people expect. The variable-speed operation is actually an advantage here — running long and slow at partial load removes humidity more effectively than a single-stage system cycling on and off. The critical factor is correct sizing for the actual space, including its insulation.

How much maintenance do they need?

More than people assume, and it is where neglected units go wrong. The indoor filters need cleaning regularly — monthly during heavy use — and the indoor coil and blower wheel need periodic professional cleaning, particularly in our humidity where a permanently damp coil grows biological film. A mini split that has developed a musty smell has almost always gone years without a coil cleaning.

Is a mini split cheaper than extending my ductwork?

Frequently, and the comparison is worth running properly. Extending ducts to a new space means opening walls or ceilings, and it loads the existing system with capacity it may not have. A mini split needs a small penetration and an outdoor pad. But the honest answer depends on the space, the distance, and whether your existing system has headroom — which is exactly what we measure before recommending either.
