Cast Iron Pipes in Older DFW Homes: What Fails and When
Cast iron drain lines do not fail all at once. They corrode from the inside for years first, and the early warning signs are easy to mistake for ordinary clogs.

If your home was built before the mid-1970s, there is a good chance the drain and waste lines under your slab are cast iron. Plenty of older neighborhoods around Rockwall, Garland, Richardson and east Dallas were plumbed that way, and a lot of that pipe is still doing its job. Some of it is not, and the homeowner has no idea yet.
Cast iron is a genuinely good material. It is quiet, it is strong, and installed well it can run decades. But it corrodes, and it does it from the inside where nobody looks. Understanding how that failure actually progresses is the difference between planning a repair and discovering one at the worst possible moment.
How cast iron actually fails
Waste water is not clean water. It carries acids, detergents, and organic material that slowly attack the inside wall of the pipe. Over time a layer of rust and scale builds along the bottom of the line — the part that stays wet longest between flushes.
That scale does two things. It narrows the pipe, so a line that started at four inches might have two and a half inches of usable opening. And it roughens a surface that was designed to be smooth, so paper and waste catch on it instead of sliding past. This is why an old cast iron system starts clogging more often years before it ever leaks.
Eventually the corrosion works all the way through the bottom of the pipe. That is called channeling, and it is the classic end-stage cast iron failure: the top half of the pipe looks fine on camera, and the bottom half is simply gone. Under a slab, that means waste water leaving the pipe and soaking the soil beneath your foundation.
What this looks like in a North Texas home
Our soil complicates things. Expansive clay across Rockwall County and the greater DFW area swells when wet and shrinks when dry, and that movement puts stress on rigid pipe joints year after year. Add a hot summer, then a wet stretch, and the ground under your house does not sit still.
Cast iron does not flex. So joints that were tight in 1968 can be pulled slightly open by decades of soil movement — a bellied section here, a separated hub there. Combine that with internal corrosion and you get the two failure modes we most often find on camera in older slab homes here.
Hard water plays a smaller role on the drain side than it does on your water heater, but scale and mineral deposits do add to the buildup, especially in kitchen lines where grease and minerals bind together into something closer to concrete than sludge.
Warning signs worth taking seriously
- Drains that clog repeatedly in the same place, or clear and then re-clog within a few months.
- Slow drainage across multiple fixtures at once, not just one sink.
- Gurgling from a tub or floor drain when a toilet is flushed elsewhere in the house.
- A persistent sewer smell indoors that cleaning does not fix.
- Damp or warm spots on a slab floor, or flooring that lifts or cups with no plumbing leak above it.
- Cracks appearing in interior walls or floors near a bathroom or kitchen wall.
- Rust-colored flakes or grit showing up in the water when a drain backs up.
Any one of those on its own can be something minor. Two or three together in a house built before 1975 is worth putting a camera in the line rather than snaking it again and hoping.
Why the camera inspection matters more than anything else
You cannot judge cast iron from the outside, and you cannot judge it by age alone. We have scoped 60-year-old lines in good shape and 45-year-old lines that were done. The only honest way to know is to send a camera down the line and look at the pipe wall.
A proper inspection tells you three things: how much of the pipe wall is left, where the problem sections actually are, and whether the line still holds grade or has bellied. That last one matters, because a bellied section collects standing water and accelerates corrosion in exactly that spot.
Be cautious with anyone who recommends replacing an entire under-slab system without showing you camera footage of it. You should be able to see the problem yourself. If the pipe is bad, the video makes that obvious in about ten seconds.
Your realistic options
Spot repair
If one section has failed and the rest of the system scopes clean, cutting out the bad piece and replacing it makes sense. Under a slab that means breaking concrete, so it is not trivial, but it is far less disruptive than a full replacement. This is the right answer more often than people expect.
Lining the existing pipe
Cured-in-place lining pulls a resin-saturated sleeve through the old pipe and hardens it into a new pipe within the old one. It avoids most of the demolition. The catch is that it requires enough sound host pipe to bond to. Heavily channeled or collapsed lines are not good candidates, and a line that has lost grade will keep that same bad grade after lining.
Full replacement
When corrosion is widespread, replacing the drain system with modern PVC is the permanent answer. Under a slab this means tunneling from outside the foundation or cutting trenches through the slab inside. It is the most disruptive option and the most expensive, and it is also the last time anyone will have to think about those pipes.
What drives the cost
We are not going to quote you a number in a blog post, because the range on this work is genuinely wide and anyone who gives you a firm price without seeing your house is guessing. What we can tell you is what actually moves the number.
- How much pipe is affected — a single failed section versus a whole-house system.
- Whether the line is under slab, in a crawl space, or accessible from outside.
- Depth of the line and how far it runs to the city connection.
- Whether we can tunnel from the exterior or have to open the slab inside.
- Flooring and finishes that have to come up and go back down.
- Permits and inspection requirements for your city.
A spot repair in an accessible location and a full under-slab replacement in a finished home are different orders of magnitude. That is why the camera comes first. Scope the line, then talk money with real information on the table.

A standard home inspection does not include a sewer camera. It is a separate service, and on any house built before the mid-1970s it is one of the best inspection dollars you can spend. Finding a failed cast iron system before closing is a negotiation. Finding it after closing is just a bill.

How long do cast iron drain pipes last?
Commonly 50 to 75 years, but the spread is wide. Usage, soil conditions, and what has gone down the drain over the decades all matter. Age tells you when to start looking, not whether the pipe has failed — a camera inspection is the only way to know that.
Can I line my cast iron pipes instead of replacing them?
Sometimes. Lining needs enough intact host pipe to bond to, so it works well on lines with corrosion and light channeling but not on pipe that has collapsed or lost its grade. We scope the line first and tell you honestly whether your system is a candidate.
Does homeowners insurance cover cast iron pipe replacement?
Typically insurance may help with damage caused by a sudden failure, but not with replacing pipe that wore out over time. Policies vary a lot, so read yours and talk to your carrier. Detailed camera footage and documentation of what failed helps either way.
