Low Water Pressure Through the Whole House? Start Here

When pressure drops at every fixture at once, the cause is upstream of your plumbing. Here is how we narrow it down without guessing.

There is a big difference between one weak faucet and a house where nothing has any push behind it. One fixture is almost always a local problem — an aerator, a cartridge, a shutoff valve someone bumped. The whole house is a different animal. It means the problem sits upstream of everything, somewhere between the city main and your first branch line.

That narrows the list considerably, which is good news. Here is how we work through it on a service call, and how much of it you can do yourself before you pick up the phone.

First, confirm it is actually the whole house

Run the cold side at three fixtures on different sides of the home — a bathroom sink, the kitchen, and an outside hose bib. Use cold only. Hot-side-only weakness points at the water heater or a hot line, not the main supply, and that is a completely different diagnosis.

The hose bib matters most. It usually taps off close to where water enters the house and has no aerator, no cartridge, and no screen to muddy the reading. If the hose bib blasts and everything inside is weak, your supply is fine and the problem is inside the distribution piping. If the hose bib is weak too, the problem is at or before the point of entry.

Put a number on it

Guessing about pressure wastes everyone's time. A screw-on pressure gauge threads onto any hose bib and costs about what a pizza does at any hardware store in Rockwall. It is the single most useful tool a homeowner can own for this.

Most homes in this area sit comfortably in the 50 to 70 psi range. Below roughly 40 psi you will feel it everywhere, especially with two fixtures running. Above 80 psi you have the opposite problem, and it is the more expensive one — high pressure chews through supply lines, fill valves, and water heaters, and most manufacturer warranties exclude damage caused by it.

Take one reading with nothing running, then a second with a tub filling. A number that looks fine at rest and collapses under demand tells you something is restricting flow rather than pressure. That distinction sends the diagnosis in a completely different direction.

The usual causes, roughly in order

In the homes we service across Rockwall County and the wider DFW area, whole-house pressure complaints tend to trace back to a short list.

  • A failing pressure reducing valve (PRV). It is the bell-shaped brass valve near where the main enters the house or at the meter box. They wear out, and when the internal seat goes, pressure either drifts down over months or drops all at once.
  • A partly closed main shutoff. Sounds too easy. It is not — valves get bumped during landscaping, water heater work, or a previous repair, and a gate valve that is 80 percent closed does not look any different from outside.
  • Scale and mineral buildup in older galvanized supply piping. Our water is hard, and decades of deposits narrow the inside of the pipe until it behaves like a much smaller line.
  • A leak between the meter and the house. Underground line breaks and slab leaks bleed off pressure before it ever reaches a fixture.
  • A clogged whole-house filter or softener that nobody has serviced. A cartridge that is a year past due can restrict a whole home.
  • A municipal supply issue — a main repair, hydrant flushing, or new construction upstream. Usually temporary, and neighbors will be seeing it too.

The pressure regulator is the most common single failure

If your home has a PRV — and most homes on city water in this area do — it is the first thing worth suspecting. It is a mechanical device with a spring and a diaphragm that spends its entire life throttling incoming pressure down to something your plumbing can live with. Nothing that works that hard lasts forever.

The pattern most homeowners describe is gradual. Showers got a little weaker, then a little weaker still, and one day the washing machine takes twice as long to fill. Occasionally a PRV fails the other direction and pressure spikes, which announces itself with banging pipes and a toilet fill valve that will not shut off cleanly.

Some regulators can be adjusted. Many that have already failed cannot be adjusted back into spec, and cranking the screw on a worn valve just buys a few weeks. A technician should verify with a gauge before and after any adjustment rather than turning it by feel.

What hard water does to this over time

North Texas water carries a lot of dissolved mineral, and it comes out of solution anywhere the water slows down, changes temperature, or hits a screen. That is why the symptoms of hard-water restriction show up unevenly: the aerators clog first, then shower heads, then the small passages inside faucet cartridges and mixing valves.

If your fixtures are individually weak but the hose bib is strong, start by unscrewing an aerator and looking at it. White chalky grit is normal here. A soak in white vinegar restores a surprising number of faucets that homeowners were ready to replace. Shower heads respond to the same treatment.

In homes with original galvanized steel supply lines, the buildup is inside the pipe walls and there is no cleaning it out. That is a repipe conversation, not a repair one, and any honest tech should say so plainly rather than selling you a series of small fixes that never solve it.

What you can check before you call

  1. Test cold water at a bathroom sink, the kitchen, and an outside hose bib.
  2. Verify the main shutoff and the meter box valve are fully open.
  3. Screw a gauge onto a hose bib and record the reading at rest and under demand.
  4. Unscrew and clean the aerators on any fixture that is weak on its own.
  5. Check the filter cartridge date if you have a whole-house filter or softener.
  6. Ask a neighbor whether they are seeing it too — that answers the municipal question in one text.

Those six steps solve a real share of pressure complaints outright, and when they do not, they hand the technician a much sharper starting point.

What it costs to fix

We are not going to print a price we cannot stand behind, because the honest answer depends on what is actually wrong. What we can tell you is what drives it: cleaning aerators and shower heads is the cheapest possible outcome and often free advice over the phone. Replacing a pressure reducing valve is a straightforward same-visit repair and lands at the low end of plumbing work. Locating and repairing an underground or slab leak costs meaningfully more because the labor is in the finding and the access. Repiping a house with failed galvanized lines is the largest of the four by a wide margin.

Anyone who quotes you a repipe before they have put a gauge on your hose bib and checked your regulator is skipping the diagnosis. Ask what the pressure reading was. A tech who tested it will have a number.

  • You hear running water in a wall or feel a warm spot on the slab.
  • Your gauge reads above 80 psi, with or without a pressure complaint.

Can I just turn up my pressure regulator myself?

You can adjust many of them, but do it with a gauge attached and stop at 60 to 70 psi. Turning it up by feel is how homes end up above 80 psi, which quietly damages supply lines, fill valves and water heaters. And if the valve has already failed internally, adjusting it will not hold — the pressure will drift back down within weeks.

Why is my hot water pressure weak but cold is fine?

That points away from your main supply and toward the water heater or the hot side piping. The usual causes are sediment restricting the tank outlet, a partly closed valve on top of the heater, or scale in the hot lines. It is a different diagnosis than a whole-house pressure problem, and generally a less expensive one.

Does a water softener reduce my water pressure?

A properly sized and maintained softener causes only a small, barely noticeable drop. A neglected one is a different story — a fouled resin bed or an overdue pre-filter can restrict an entire house. If your pressure fell off and you have a softener, check its service history before assuming the problem is in the pipes.
