What Does a New AC System Cost in the DFW Area?

AC replacement quotes swing widely for real reasons. Here is what actually drives the number, and how to read a quote before you sign it.

Nobody plans to replace an air conditioner. It usually happens in the middle of a North Texas August, after a repair estimate that made you wince, and you have about a day to make a decision that will sit on your roof or in your attic for the next fifteen years.

We are not going to print a single number here, because any company that gives you one without seeing your house is guessing. What we can do is show you exactly what moves the price, so when you get quotes you can tell which differences are real and which are just packaging.

Why the ranges are so wide

A straightforward changeout in a single-story Rockwall home with good ductwork, an accessible attic unit, and a matched size is at the low end of whatever range you have been quoted. A two-story house in Heath with a cramped attic, undersized returns, a rusted-out plenum, and a system that was mis-sized when it was installed is a different job entirely, even if the equipment box says the same thing.

So the equipment is often the smaller half of the conversation. Labor, access, and everything the new system has to connect to make up the rest.

What actually drives the number

  • System size in tons. Bigger capacity costs more, but the right size matters far more than the big size. Oversized units short-cycle, never dehumidify, and make a house feel clammy and cold at the same time.
  • Efficiency rating. Higher SEER2 equipment costs more up front and pulls less power on a 105-degree afternoon. In our climate the payback is real, but it is longer on a house that only runs the system hard four or five months a year.
  • Single-stage vs two-stage vs variable-speed. Variable-speed systems run longer at lower output, which is how you actually get even temperatures upstairs and lower humidity. They cost meaningfully more and have more electronics to service.
  • Furnace or air handler replacement. If the indoor unit is the same age as the condenser, replacing only half leaves you with a mismatched system and a second job in a couple of years.
  • Ductwork condition. Leaky, crushed, or undersized ducts will strangle a brand-new system. Sometimes it is a few repairs, sometimes it is a return upgrade, occasionally it is a partial redesign.
  • Access. Attic units in tight North Texas builds, rooftop equipment, and second-floor closets all add labor hours.
  • Line set and electrical. Older refrigerant line sets sometimes have to be replaced or flushed. Panel and disconnect work adds cost when the existing setup does not meet current code.
  • Permits and inspection. Legitimate work in Rockwall County and surrounding cities gets permitted. That is a line item, not a markup.

When two quotes are thousands apart, the gap is almost always hiding in that list — usually in the ductwork and the indoor unit, which are the easiest things to leave out to make a number look better.

How to read a quote so you can compare apples to apples

Ask every company for the same five things in writing. If a quote does not have them, it is not a quote, it is a number.

  1. The model numbers of both the outdoor and indoor units, so you can confirm they are a matched, rated pair.
  2. The calculated size in tons and how it was determined. A load calculation beats "same as what you have."
  3. What happens to the existing ductwork, plenum, and line set — replaced, repaired, or reused.
  4. What is included in labor: permit, electrical, condensate drain and pan, thermostat, haul-off of the old equipment.
  5. The equipment warranty, the labor warranty, and who honors each one.

Repair or replace

There is no clean formula, but here is how we think about it on site. Age matters most. Most systems in this area run 12 to 15 years before major components start failing in sequence, and heat and long run seasons are hard on them.

A capacitor or contactor on a nine-year-old system is a repair, no debate. A failed compressor on a fourteen-year-old system is usually replacement, because you are putting the most expensive part into the oldest housing. And if your system still runs R-22, replacement is nearly always the better spend — that refrigerant is out of production, so recharging it is expensive and getting worse.

The other factor people forget is comfort. If your upstairs has never cooled properly, replacing the equipment alone will not fix it. That is a duct and airflow problem wearing an AC costume, and the honest answer is to address both or accept that the new system will disappoint you the same way the old one did.

Where people waste money

  • Buying capacity instead of design. An oversized system in a humid Texas summer cools fast, shuts off, and leaves the air damp.
  • Replacing the condenser only to save money, then replacing the indoor unit two years later at full price.
  • Paying for top-tier efficiency on a house with leaky ducts and an underinsulated attic. Fix the envelope first and a mid-tier system performs better than the premium one would have.
  • Skipping the permit. It shows up when you sell the house.
  • Deciding in a panic. If your system dies in July, ask about portable cooling or a temporary fix so you can get a second quote without sweating through the decision.

Financing and timing

Most homeowners do not have replacement money sitting ready, and that is normal. Manufacturer rebates tend to land in shoulder seasons, and spring and fall are when schedules are loose enough to do the job carefully rather than in an emergency window. If your system is limping but functional in April, that is the cheapest time to deal with it.

Utility and efficiency rebates change year to year, so ask what is currently available rather than assuming last year's programs still exist. We will tell you what applies at the time you are buying.

Frequently asked

Why did two companies quote such different prices for the same size system?

Usually because they are not quoting the same job. One may include the indoor unit, duct repairs, a new line set, and the permit while the other quotes a condenser swap. Ask both for model numbers, ductwork scope, and what is in the labor line, and the gap normally explains itself.

Should I replace both the outdoor and indoor units at the same time?

If they are the same age, yes. A new condenser paired with an old air handler or coil will not hit its rated efficiency, warranty coverage can be limited on mismatched equipment, and you end up paying full labor twice when the second half fails.

Is a higher SEER2 system worth it in North Texas?

Often, because our cooling season is long. But it depends on how leaky your ducts are and how well your attic is insulated. If air is escaping before it reaches your rooms, a premium system just wastes expensive air. We look at that before recommending a tier.
