Banging Pipes and Running Toilets in Forney? Check the PRV First
Whole streets in Forney were built with the same pressure reducing valve in the same year. They are now failing on the same schedule, and the symptoms look like a dozen unrelated problems.

Forney has added houses faster than almost anywhere in Kaufman County, and the big master-planned neighborhoods — Devonshire, Gateway Parks, the developments off FM 548 — went in on tight builder specifications. That is normally a good thing for a homeowner. It becomes a strange thing when a wear part reaches the end of its life, because the whole street reaches it together.
The part we are talking about here is the pressure reducing valve. If you live in a Forney subdivision built in the last twenty years, you almost certainly have one, and if your house is coming up on fifteen years old, it is worth five minutes of your attention.
Why Forney houses have a PRV at all
Municipal supply in the newer developments here arrives at the property at a pressure well above what residential plumbing is designed for. That is not a fault — a distribution system has to push hard enough to serve the far end of the network, the high spots, and fire flow. It is simply more than a house wants.
So the builder installs a pressure reducing valve, usually near the front of the house or in the meter box, and sets it to something in the neighbourhood of 55 to 65 psi. Everything downstream of that valve — pipe, fixtures, the water heater, the dishwasher, the ice maker line — is designed with that number in mind.
What happens when it fails
A PRV is mechanical. It has a spring, a diaphragm and a seat, and all three wear. In this water, over this many years, they wear out. And the important thing to understand is the direction of the failure: a worn PRV usually fails open, not closed. It stops reducing. The house sees whatever the street is doing.
That is why the symptoms are so scattered. The homeowner is not experiencing one problem, they are experiencing every fixture in the house being run beyond its design pressure at once.
- Pipes bang or thump when a washing machine or dishwasher valve closes. High pressure makes water hammer much more violent.
- Toilet fill valves will not shut off completely, or shut off and then trickle. Fill valve seals are not designed for 100+ psi.
- The water heater temperature and pressure relief valve weeps or discharges. This one gets misdiagnosed as a bad water heater constantly.
- Faucet aerators and cartridges wear out unusually fast, and new ones fail within months.
- Supply line connections behind toilets and under sinks start weeping at the compression nut.
- Showers feel unusually forceful in a way that would be pleasant if it were not destroying everything.
How to test it yourself in five minutes
A pressure gauge that threads onto a hose bib costs about ten dollars at any hardware store, and it is the single most useful diagnostic tool a homeowner in a Forney subdivision can own.
- Thread the gauge onto an outside hose bib — ideally the one nearest the front of the house, since it is closest to the PRV.
- Turn the bib fully on and read the gauge with no water running anywhere else in the house.
- Anything from roughly 50 to 70 psi is normal. 75 to 80 is high and worth adjusting. Above 80 psi is outside code in most jurisdictions and is actively shortening the life of your plumbing.
- Leave the gauge on overnight if you can. Some failing PRVs read acceptably during the day when the system is under demand and spike overnight when it is not. A gauge with a red maximum-reading needle will capture that.
- Note the reading before you call anyone. It changes the conversation completely.
Adjustment versus replacement
A PRV has an adjustment screw, and if the valve is otherwise healthy, turning it down is a genuine fix. That is the good outcome and it is worth trying first.
The tell that it is past adjustment is a valve that will not hold the setting. You turn it down, the pressure drops, and a week later it is back up. That means the internal seat or diaphragm is worn and the valve is no longer controlling anything — it is just an expensive fitting. At that point it gets replaced, and that is not a large job.
One thing worth knowing in Forney specifically: a lot of these houses have the PRV in a spot that was convenient for the builder rather than for anybody servicing it later. If yours is buried in a meter box or behind a wall, the replacement is a reasonable moment to relocate it somewhere accessible, because you will be doing this again in another fifteen years.
The thermal expansion connection
Once there is a functioning PRV on a house, the plumbing becomes a closed system — water can come in but cannot push back out into the main. When the water heater fires and the water inside it expands, that expansion has nowhere to go, and pressure spikes.
That is what a thermal expansion tank is for, and it is why a house with a PRV should have one. If yours has a PRV and no expansion tank, or has an expansion tank that has lost its air charge, you get pressure spikes every heating cycle even with the PRV working perfectly. It is a common finding in houses of this vintage and it is worth checking at the same time.

Often not. A weeping T&P valve is one of the classic symptoms of excessive system pressure, and in Forney subdivisions the cause is frequently a failed PRV or a waterlogged expansion tank rather than the heater itself. Check the house pressure before agreeing to replace a water heater over it.
