A toilet that runs continuously can waste a genuinely startling amount of water, and because it does it silently between refills, most homeowners only notice on the bill. It is almost always a worn flapper, a misadjusted fill valve, or a float set wrong — inexpensive parts and a short visit.
The problems worth taking seriously are the ones involving water where it should not be. A toilet that rocks, or one with dampness or staining at the base, usually means a failed wax seal — and water working its way into the subfloor around a toilet flange does real structural damage before anyone sees it.

When you need toilets
The symptoms homeowners actually describe when they call us — and what each one usually means.
It runs, or refills on its own
A phantom flush every twenty minutes means water is escaping the tank into the bowl. Flapper, flush valve seat, or fill valve — all small parts, and all quietly expensive to ignore.
You have to hold or jiggle the handle
A chain that is too long or too short, or a worn flapper that will not seat. Two minutes of adjustment, and people live with it for years.
Weak or incomplete flush
Often mineral buildup blocking the rim jets and siphon jet — very common in hard water. Sometimes a partially blocked line or a poorly vented drain. Rarely the toilet being bad.
The toilet rocks
Movement breaks the wax seal and lets water and sewer gas escape at the floor. Never shim and forget it — the flange underneath may be broken or the subfloor may already be soft.
Dampness, staining or a smell at the base
Failed wax ring. Water is getting into the subfloor, and rot around a flange means a considerably larger repair the longer it goes.
It clogs constantly
A toilet that blocks weekly is either a low-flow model with an obstruction, a partially blocked branch line, or a venting problem. Plunging it repeatedly is not the answer.

Diagnose the actual part
Tank internals, flange, seal, supply, or the drain line itself. These are different repairs and only one of them is the toilet.
Repair when repair makes sense
Most tank problems are a rebuild kit and a supply line. We are not going to sell you a fixture over a flapper.
Check the flange and subfloor on anything involving movement
Pulling the toilet is the only way to see the flange and the floor under it. If either has failed, resetting on a fresh wax ring alone just repeats the problem in a year.
Set it properly on install
New wax ring or gasket, correct bolt torque so nothing cracks, level and shimmed to a solid floor, new supply line, and a leak check under real use before we leave.
Hard water and toilet internals
Our mineral-heavy water is unusually hard on toilet internals. Scale builds on flapper seats until they will not seal, blocks the small rim jets that give a flush its swirl, and shortens the life of fill valves noticeably compared to soft-water regions. A weak flush that everyone blames on a low-flow toilet is very often just mineral deposits in the jets, and clearing them restores the flush entirely. It is also why fill valves here tend to need replacing on a shorter cycle — and if yours is failing every couple of years, it is worth checking your water pressure, because high pressure plus hard water is a fast way through a set of tank parts.

Tank repairs are among the least expensive plumbing calls there are. Resetting a toilet with a new wax ring is modest. The number climbs if the flange is broken or the subfloor beneath it has rotted, because that becomes carpentry as well as plumbing — and it is exactly why a rocking toilet should not wait. How much water does a running toilet actually waste?
Enough that it usually shows up on the bill as a clear step change, which is how most people find out. The exact volume depends on how badly the flapper is leaking, but a continuously running toilet is one of the largest single sources of wasted water in a home. Here is a free test: put a few drops of food coloring in the tank, wait twenty minutes without flushing, and check the bowl. Color in the bowl means the flapper is leaking.
My toilet rocks slightly. Is that urgent?
More urgent than it feels. Any movement flexes the wax seal, and once that seal is compromised water and sewer gas escape at floor level — into the subfloor, where you cannot see it.
