Converting a Garage: The HVAC and Plumbing Nobody Budgets For

The framing and drywall are the easy part. Conditioning the space properly is where these projects go wrong.

Garage conversions are common across Rockwall, Garland, Mesquite and the older Collin County suburbs — a home office, a fourth bedroom, a gym, a guest suite. The construction side is well understood. The mechanical side is where we get called in afterwards, usually because the new room is unusable in August.

A garage is not an underconditioned room. It is an uninsulated one.

Three things about a garage make it a hard space to condition, and all three have to be dealt with before any conversation about ductwork.

  • The slab is uninsulated and often at a different level, sitting directly on ground that is 90°F in summer.
  • At least one and often two walls are exterior, and the garage door opening — whether filled in or not — is rarely insulated to the standard of the rest of the house.
  • The ceiling usually has minimal insulation because it was never a conditioned space, with the attic directly above it.

Which means the load per square foot in a converted garage is considerably higher than in the rest of the house. Treating it as though it were just another bedroom is the mistake that makes these projects fail.

Why tapping the existing system usually goes wrong

The instinct is to run a branch off the existing ductwork into the new room. It is cheap and it appears to work in April.

The problem is that the existing system was sized for the house as it was. Adding conditioned area without adding capacity means the same equipment now serves more load, and the new room — being the hardest space and usually the farthest from the air handler — gets the least of it. Meanwhile the rest of the house gets slightly worse, which is the part homeowners do not anticipate.

It also compounds any return air problem that already existed, because you have added supply without adding a path back.

The options that actually work

A ductless mini-split

For most garage conversions this is the right answer. It is a self-contained system for that space, sized to its actual load, with its own thermostat. It does not touch the existing system, so the rest of the house is unaffected, and it handles the fact that this room genuinely has different needs — it is unoccupied and can be set back for most of the day, and it can be run hard when it is in use.

Extending the existing system, properly

Viable when the load calculation shows the existing equipment has real spare capacity, which is more common in houses where the original system was oversized. It has to include return air for the new space, not just supply, and it usually means rebalancing the whole system afterwards.

Insulate first, whichever route you take

Insulating the ceiling to the standard of the rest of the house, insulating the filled garage door opening properly, and addressing the slab — insulation under a raised subfloor, at minimum — reduces the load enough to change what equipment is needed. It is money spent once that reduces the running cost forever.

If you are adding plumbing

A bathroom or wet bar in a converted garage is a bigger job than it looks, because drainage needs fall and the garage slab is frequently lower than the house slab with the drain line running under the house away from you.

  1. Getting drainage to the existing line may mean breaking the slab, or it may mean a sewage ejector or macerating system if gravity does not work.
  2. Venting has to be run properly. This is the part most frequently botched in an unpermitted conversion, and improper venting means trap siphoning and sewer gas in the room.
  3. Supply lines run into a formerly unconditioned space need to be inside the insulation envelope, or they will freeze.
  4. All of it is permitted work, and it is inspected. That is worth doing correctly, because it is exactly what a buyer’s inspector will look at.

Permits and resale

Converting a garage into living space changes the use of the structure and requires permits nearly everywhere in this area, including for the mechanical and plumbing work. Some cities also have off-street parking requirements that a conversion can put a house in breach of.

An unpermitted conversion is a live issue at resale — appraisers may not count the square footage, and buyers' inspectors will flag it. Doing it properly is not only about safety; it is about whether you get the value back.

Can I just run a duct into my converted garage?

You can, and it usually disappoints. The existing system was sized for the house without that space, so adding load without adding capacity leaves the new room undercooled and makes the rest of the house slightly worse. A load calculation tells you whether there is genuine spare capacity before you commit to that approach.

Is a mini-split a good option for a garage conversion?

For most conversions, yes. It is sized to that room’s actual load, it has its own controls so an unoccupied room can be set back, and it leaves the existing system untouched. It is also usually less invasive to install than extending ductwork through finished space.

Do I need a permit to convert a garage?

In nearly every city in this area, yes — you are changing the use of the space, and the mechanical, plumbing and electrical work is all permitted and inspected. Beyond safety, it matters at resale: unpermitted converted square footage may not be counted by an appraiser and will be flagged by a buyer’s inspector.
