Spring AC Tune-Up: What a Real One Includes
A real tune-up takes measurements. A rushed one takes a look. Here is exactly what should happen on your system before a North Texas summer.

A spring tune-up is one of the few things you can buy for your house that reliably pays for itself, and also one of the easiest things to sell badly. Some companies treat it as a visual walk-around: rinse the outdoor unit, change the filter, write "system operating normally" on a ticket, leave. That is a car wash, not a tune-up.
A real one involves instruments. Gauges, a meter, a thermometer, and a tech who writes down numbers and compares them to what the system is supposed to do. Here is what our crew actually does when we service a system before a Rockwall summer, so you know what you are paying for and what to ask for anywhere else.
Why spring specifically
North Texas summers are long and brutal, and your air conditioner will run more hours between May and September than most systems anywhere in the country run all year. Small problems that are invisible in April become emergencies in August, when the unit is running near-continuously and the outdoor temperature is punishing the compressor.
The other reason is scheduling. In April, we can be at your house tomorrow. During the first 100-degree stretch, every HVAC company in DFW has a backlog and you are waiting in a hot house. Fixing a weak capacitor in spring costs a fraction of what it costs to fix a dead one on a Saturday in July.
What the tech should measure, not just look at
This is the part that separates a real service call from a rinse-and-run. Every one of these produces a number that goes on your invoice:
- Temperature split — supply air versus return air. A properly charged, properly airflowing system typically drops the air somewhere in the high teens to low twenties in degrees. Outside that range, something is wrong.
- Refrigerant pressures and superheat or subcooling, checked against the manufacturer chart for your specific unit, not a rule of thumb.
- Capacitor microfarad reading under load, compared to the rating stamped on the can. A capacitor at the bottom of tolerance will not survive the summer.
- Compressor and condenser fan motor amp draw versus the nameplate rated load amps.
- Contactor condition — pitting and burning on the contacts is a known failure point that is cheap to replace and expensive to ignore.
- Static pressure across the air handler, which tells you whether the ductwork can actually move the air the blower is producing.
If a technician recommends replacing your system without ever measuring airflow or static pressure, be skeptical. Plenty of "failing" systems are undersized-duct problems wearing an equipment costume.
The cleaning that actually matters
Two coils, and they are not equally easy to reach. The outdoor condenser coil sheds heat to the air, and when it is packed with cottonwood, grass clippings, and dryer lint, the system cannot reject heat. Head pressure climbs, the compressor works harder, your electric bill goes up, and the compressor's life gets shorter.
Rinsing it from the outside with a garden hose does something. Cleaning it properly means going from the inside out so debris exits the way it came in, and using a coil cleaner appropriate for the fin material. High-pressure washers bend fins flat and make things worse.
The indoor evaporator coil is the one that gets skipped. It sits above or inside your air handler and it collects the dust that gets past the filter. A dirty evaporator restricts airflow, drops coil temperature, and is a leading cause of the frozen-coil calls we run every summer. It should at minimum be inspected with a light and a mirror.
The condensate drain — the cheap thing that causes expensive damage
Your AC pulls a surprising amount of water out of the air on a humid Texas day, and all of it leaves through a small PVC line. That line grows algae. When it clogs, water backs up into the drain pan and then out of it.
If your air handler is in the attic, which is common in Rockwall, Heath, Fate, and most of the newer builds around Rockwall County, that water finds your ceiling. We have replaced a lot of drywall that a five-minute drain flush would have saved. A proper tune-up clears the line, verifies the secondary pan and float switch actually work, and confirms water flows out where it is supposed to.
Electrical and safety checks
Wire connections loosen over years of thermal cycling. Loose connections generate heat, heat damages terminals, and damaged terminals eventually fail — sometimes dramatically. A tune-up should include tightening the electrical connections at the disconnect, contactor, and control board.
If you have a gas furnace sharing the same air handler, spring is a fine time to have the heat exchanger inspected, since the equipment is already open. Cracked heat exchangers are a carbon monoxide risk and you would rather find that out in April than in December.
What you should do yourself between visits
- Change the filter on a real schedule. One-inch filters usually need replacing every one to three months here; media cabinets stretch longer. Write the date on the frame.
- Keep two feet of clear space around the outdoor unit. Trim back shrubs and move the trash bins.
- Pour a cup of distilled vinegar down the condensate access tee every couple of months during cooling season.
- Check that all supply registers are open. Closing vents to "save money" raises static pressure and strains the blower.
- Listen when the system starts. A hum with no fan movement, or a hard clunk on startup, is worth a call before it becomes a no-cool.
What it costs and what drives the price
A single-system spring tune-up is one of the lower-cost calls in this trade, and most companies in the DFW area price it in a similar band. What moves the number is the count of systems, whether the equipment is in a tight attic that takes real work to reach, and whether a full chemical coil cleaning is needed versus a standard rinse. Maintenance plans usually bring the per-visit cost down and add priority scheduling, which is worth more than it sounds when it is 104 degrees.
What a tune-up should never be is a lead-in to a replacement quote written before anyone took a measurement. If we tell you a system is near the end, you will get the readings that led us there and honest repair numbers alongside it.

Frequently asked
How often should an air conditioner be tuned up?
Once a year for a cooling-only system, ideally in spring before the first hot stretch. If you also have gas heat, twice a year makes sense — cooling in spring, heating in fall — so the burner and heat exchanger get looked at before you need them.
Does a tune-up actually lower my electric bill?
It can, though nobody should promise you a specific number. A clogged coil, a low charge, or restricted airflow all force the system to run longer for the same cooling. Clearing those restores the efficiency the equipment was designed to have. The bigger benefit is catching a failing part before it strands you in August.
My AC works fine. Is a tune-up still worth it?
Usually yes, because the things that fail first — weak capacitors, pitted contactors, partially clogged drains — do not change how the system feels until the day they stop it entirely. Those are all inexpensive to address on a scheduled visit and expensive to address as an emergency.
