Clogged AC Condensate Drain: The Cheapest Big Repair to Avoid
A condensate drain clog costs very little to clear and a great deal to ignore. Here is how to catch one before it soaks a ceiling.

Your air conditioner is a dehumidifier that happens to make cold air. On a humid August afternoon in North Texas, a normal residential system can pull several gallons of water out of your indoor air in a day. All of that water has to leave the house through one small pipe. When that pipe plugs, the water finds somewhere else to go, and that somewhere is almost always drywall.
Clearing a condensate drain is one of the least expensive things we do. Repairing a ceiling, replacing insulation, and drying out a wall cavity is not. That gap is the whole reason this is worth ten minutes of your attention.
What actually clogs the line
The evaporator coil is cold and wet. Dust and pollen that get past the filter stick to it, wash down into the drain pan, and turn into a soft sludge. Add darkness and standing water and you get algae and biofilm growing inside the PVC. Over a season or two that mass gets thick enough to stop flow entirely.
Two local factors make it worse. Our air conditioning season is long, so the system runs for months rather than weeks. And our water is hard, which means mineral scale in humidifiers and on nearby components adds grit to the mix. Attic units suffer the most because the drain line runs long and nearly flat, and a nearly flat pipe drains slowly enough for sludge to settle.
The warning signs, in the order they usually appear
- A musty or sour smell from the vents, strongest when the system first kicks on.
- Water standing in the secondary drain pan under the air handler.
- Water dripping from the secondary drain line — often a small PVC pipe poking through an exterior wall or soffit.
- The system shuts off on its own and will not restart, even though the thermostat is calling for cooling.
- A brown ring or soft spot on the ceiling under or near the attic unit.
That fourth one confuses people, so it is worth explaining. Most systems have a float switch — a small safety device that senses rising water in the pan or line and cuts power to the unit before it overflows. If your AC dies on a hot day with no other symptom, a tripped float switch is one of the first things a tech should check. The unit is not broken. It is protecting your ceiling.
What you can safely do yourself
This is one of the few HVAC jobs a homeowner can genuinely handle, as long as you stay away from the electrical side of the air handler.
- Turn the system off at the thermostat, and shut off power to the air handler at the breaker or the service switch beside it.
- Find the drain line. Near the indoor unit you will see PVC with a vertical open pipe or capped tee — that is the access port.
- Find the outdoor end. It usually terminates near the outdoor unit or through an exterior wall. If it is dry while the system runs on a humid day, it is blocked.
- Attach a wet/dry vacuum to the outdoor end, seal around it with a rag or duct tape, and run it for a couple of minutes. Most clogs pull out from this side.
- Pour roughly a cup of distilled white vinegar into the access port to knock back the biofilm. Let it sit, then follow with water and confirm it runs out the far end.
- Restore power and run the system. Watch the pan for a while to confirm it stays dry.
Use vinegar, not bleach. Bleach is harsh on the pan, the glue joints, and any metal it contacts, and it does not clear a clog any better. And do not push a wire or a stiff snake down the line hoping to punch through — PVC joints in an attic are easy to crack, and a cracked joint leaks into insulation where you will not see it for weeks.
When it is not just a clog
Sometimes the drain is clear and the water still ends up in the wrong place. A few causes we see regularly:
The pan itself has failed
Older galvanized or plastic pans rust through or crack. Water then leaves the pan before it ever reaches the drain, and no amount of clearing the line fixes it. This is a replacement, not a cleaning.
The unit is not level
Air handlers shift over time, especially on attic platforms. If the pan tilts away from the drain outlet, water pools in the corner and eventually spills over the lip. The fix is shimming the unit, and it is often overlooked because the drain tests fine.
The coil is icing up
A frozen evaporator coil dumps far more water than the pan and drain were designed to handle when it thaws, and it will overwhelm even a clear line. Freezing points at restricted airflow or low refrigerant, and that is a real diagnosis, not a drain problem. Be wary of anyone who tops off refrigerant year after year without ever finding where it is going. Refrigerant is a closed loop. If the level is low, there is a leak, and the leak is the repair.
What it costs, honestly
Clearing a condensate drain is generally a straightforward service call — the low end of what we charge for HVAC work, and it is often done inside a maintenance visit at no extra charge. What drives the number up is access and scope. An attic unit behind a tight scuttle hole takes longer than a garage unit. A line that has to be cut and re-piped costs more than one that vacuums clear. Adding a float switch to a system that never had one is a small parts-and-labor add.
The other side of that math is what you avoid. A ceiling repair means drywall, texture, paint, and often insulation and a moisture check for mold. It is an insurance-claim conversation. That is why we consider drain maintenance one of the highest-return things a homeowner can stay on top of.
How to keep it from happening again
- Flush the line with vinegar at the start of cooling season and again around midsummer.
- Change your filter on schedule. Less dust reaching the coil means less sludge in the pan.
- Make sure a float switch is installed, especially on any attic or above-ceiling unit. If yours does not have one, add it.
- Have the drain and pan checked during an annual tune-up, before the heat arrives rather than during it.
- Look at the secondary pan a couple times each summer. Two seconds with a flashlight tells you a lot.

Frequently asked
Why does my AC shut off by itself and then work again later?
A tripped float switch is a common cause. When water backs up in the drain line or pan, the switch cuts power to protect your ceiling. Once the water level drops the system may run again, then trip once more as the pan refills. It will keep repeating until the drain is actually cleared.
Can I pour bleach down my AC drain line?
We do not recommend it. Bleach is hard on the drain pan, the PVC glue joints, and nearby metal, and it does not break up a clog any better than distilled white vinegar. Use about a cup of vinegar, let it sit, then flush with water.
How often should the condensate drain be cleaned in North Texas?
At least once a year, and realistically twice given how long our cooling season runs. We check and flush it as part of every tune-up. Attic units and homes with pets or heavy dust benefit from the midsummer flush most.
