Indoor Air Quality in Texas Homes: What Actually Helps
Air purifiers, UV lights, better filters, whole-home dehumidifiers. Some of it works, some of it is noise. Here is how we sort it in real Rockwall-area homes.

Indoor air quality has turned into a product category, and most of what gets sold under that heading is add-on equipment. Some of it does real work. Some of it is a box in your ductwork that makes a light glow. The difference matters because you are the one paying for it.
Here is how we actually think about air quality in North Texas homes, roughly in the order we would address things. The unglamorous items are near the top on purpose.
First: find out what you are actually trying to fix
Air quality complaints are not all the same problem. Dust settling on furniture two days after cleaning is a different issue than a musty smell when the system kicks on, which is different again from allergy symptoms that only happen indoors.
When a homeowner calls us about air quality, we ask what changed and when. Seasonal? Only in one room? Worse when the system runs, or worse when it does not? Those answers point in very different directions, and a tech who skips that step and goes straight to recommending equipment is guessing with your money.
Your duct system is usually the biggest lever
A lot of homes around Rockwall, Rowlett and Heath have ductwork running through the attic. In a DFW summer that attic gets brutally hot, and if the duct system leaks, it is pulling air from up there and delivering it to your living room. Attic air carries insulation fibers, dust, and whatever else has settled in that space for twenty years.
Return-side leaks are the ones that hurt air quality most. Supply leaks waste money; return leaks actively import dirty air into the system. Disconnected boots, torn flex duct, and unsealed return plenums are all common and all fixable.
No filter fixes a duct leak. If the system is drawing unfiltered attic air downstream of the filter, upgrading the filter does nothing about it. Seal first, then filter.
Filters: the right one, changed on schedule
Filters are rated by MERV. Higher numbers catch smaller particles. The instinct is to buy the highest number on the shelf, and that instinct causes problems.
A dense filter in a system that was not designed for it restricts airflow. Restricted airflow means a colder evaporator coil, which means ice, which means no cooling and potentially a compressor that dies early. We see this every summer. Someone upgraded to a thick high-MERV filter in a standard one-inch slot and the system has been fighting for air ever since.
For most homes, a mid-range pleated filter changed regularly beats a premium filter left in for six months. If you want serious filtration, the answer is usually a properly sized media cabinet — a four or five inch filter with far more surface area, so it catches more without choking airflow. That is a small duct modification, not just a different box from the store.
Humidity is the one most people underestimate
Comfort is not just temperature. A house at 76 degrees and 45 percent humidity feels better than the same house at 72 and 60 percent. More importantly, sustained indoor humidity above roughly 55 to 60 percent is what lets mold and dust mites thrive. That is often the real story behind musty smells and year-round allergy symptoms.
Our long humid summers do this to houses, and oversized air conditioners make it worse. An oversized unit cools the air fast, satisfies the thermostat, and shuts off before it has run long enough to pull moisture out. The house is cold and clammy. That is a sizing and runtime problem, not a filtration problem, and no purifier will touch it.
Fixes range from correcting airflow and fan settings, to a variable-speed system that runs longer at lower capacity, to a whole-home dehumidifier tied into the ductwork. Which one is right depends on the house.
UV lights and air purifiers: where they help and where they do not
UV lights installed over the evaporator coil do one thing well: they keep biological growth off the coil and drain pan. In our climate that coil stays wet for months, and a coil that stays clean drains better and smells better. That is a legitimate benefit, especially if you have had recurring musty odors or a slimed-up drain line.
What a coil UV light does not do is meaningfully sterilize air rushing past it at hundreds of feet per minute. Contact time is too short. If someone pitches a coil light as whole-house air disinfection, that is overselling it.
Whole-home electronic and polarized-media air cleaners can genuinely reduce fine particulate. They cost more than a filter and they need maintenance. We are also cautious about anything that produces ozone as a byproduct. Ozone is a lung irritant, and we do not recommend intentionally generating it in an occupied home.
Portable HEPA units are underrated. One good unit in the bedroom, where you spend eight hours a night breathing, is often more useful per dollar than a whole-home add-on. It is not the impressive answer, but it works.
Combustion safety is an air quality issue
If you have a gas furnace, gas water heater, or gas range, air quality includes combustion byproducts. A cracked heat exchanger, a blocked flue, or a water heater backdrafting into the house can put carbon monoxide into your air. Symptoms are vague — headaches, nausea, fatigue that improves when you leave the house — and easy to blame on allergies.
Working CO alarms on every level of the house are the cheapest safety equipment you will ever buy. If yours are more than seven to ten years old, the sensors are past their service life regardless of whether the test button still beeps.
What we would do first, in order
- Change the filter on a real schedule and use one your system can actually breathe through.
- Have the duct system checked for leaks and disconnects, especially returns in the attic.
- Measure static pressure and airflow so you know whether the system is starved.
- Get indoor humidity into the 40 to 55 percent range during cooling season.
- Clean the evaporator coil and drain line; add coil UV only if biological growth keeps returning.
- Verify CO alarms work and are within their service life.
- Consider a media cabinet or dedicated air cleaner once the basics above are handled.
Signs it is worth having someone look
- Dust returns within a day or two of cleaning, every time.
- A musty smell when the system first starts up.
- The house feels cold and damp rather than cool and dry.
- Allergy symptoms that are clearly worse indoors than out.
- Rooms with noticeably different air quality or airflow than the rest of the house.
- Any CO alarm activity, even a single chirp you cannot explain.

Will a high-MERV filter improve my air quality?
It can, but only if your system can move air through it. A dense filter in a standard one-inch slot restricts airflow, which can freeze the coil and shorten equipment life. If you want higher filtration, the better path is a four or five inch media cabinet with much more surface area. We can check static pressure and tell you what your system will tolerate.
Are UV lights in the HVAC system worth the money?
For keeping the evaporator coil and drain pan free of biological growth, yes, and that is genuinely useful in our humid summers. For sterilizing the air passing through the ducts, no. Air moves past the lamp far too quickly for meaningful contact time. Buy it for coil hygiene, not for whole-house disinfection.
Why does my house feel humid even though the AC is running?
Usually short runtimes. An oversized system cools quickly, hits the thermostat setpoint, and shuts off before it has removed much moisture. Leaky return ducts pulling in hot attic air can also load the system with humidity. Both are diagnosable. Depending on what we find, the fix ranges from airflow and fan settings to a whole-home dehumidifier.
