Getting Your AC Through a Texas Summer Without a Breakdown

Most July AC failures were visible in April. Here is what to check, what to fix early, and which symptoms mean stop running it now.

Air conditioners around here do not fail randomly. They fail on the hottest afternoon of the year because that is the first day the system is asked for everything it has. A unit that is 15 percent weak coasts through May and dies in August. Almost every emergency call we run in July started as something that was already measurable in the spring.

North Texas is a hard place to be an air conditioner. We run long cooling seasons, a lot of consecutive 100-degree days, and then throw a hard freeze at the same equipment a few months later. So the goal is not to baby the system. The goal is to remove the handful of things that actually cause mid-summer failures.

Airflow first, always

If we could get homeowners to fix one thing, it would be airflow. A dirty filter or a restricted return does not just make the house warmer. It starves the indoor coil, drops the coil temperature below freezing, and turns your evaporator into a block of ice. Once that happens the system moves no air at all, the compressor works against conditions it was never designed for, and now you have a repair instead of a filter change.

Check your filter monthly during cooling season. That is more often than the box says, and in a house with dogs or an active construction area nearby it is not conservative. Hold it up to a light. If you cannot see light through it, it is done.

Also worth doing: walk the house and look at the supply registers and the return grille. Furniture pushed against a return, a rug half over a floor vent, closed vents in unused rooms. People close vents thinking they are saving money. They are raising static pressure in the duct system, which does the opposite.

The condensate drain is the sleeper problem

Your indoor unit pulls a real volume of water out of the air on a humid Texas day. That water has to leave through a drain line. When algae or sludge plugs that line, the pan overflows. Where the air handler sits in an attic, which is most homes in Rockwall and the surrounding suburbs, that water ends up in a ceiling.

Most systems have a float switch that shuts the unit off before that happens. If your AC quit and everything looks fine, check whether the secondary pan has water in it. That is the switch doing its job, and it is telling you the primary drain is blocked.

You can help prevent it. Once a month in cooling season, pour about a cup of distilled vinegar into the drain line access tee near the air handler. It keeps the biological growth down. Skip the bleach — it is rough on the metal pan and on glued joints over time.

Clean the outdoor unit — properly

The outdoor condenser rejects the heat your house collected. It does that through thin aluminum fins, and those fins pack with cottonwood, grass clippings, and dryer lint. A blanketed condenser makes the compressor run at higher pressure and higher temperature all day. That is exactly how compressors die early.

Kill power at the disconnect box on the wall next to the unit before you touch it. Then rinse the coil from the inside out with a garden hose at normal pressure, pushing debris back the way it came. Never a pressure washer. Those fins bend if you look at them wrong, and bent fins restrict airflow permanently.

Give it clearance too. Two feet on all sides, and keep the shrubs trimmed back. We see units tucked into a landscaping bed that has quietly grown into a wall around them.

Things you can do this weekend

  1. Replace the air filter and write the date on the frame in marker.
  2. Open every supply register and clear anything blocking the return grille.
  3. Pour a cup of distilled vinegar down the condensate drain access.
  4. Cut power at the disconnect, then rinse the outdoor coil from the inside out.
  5. Trim vegetation back to give the condenser two feet of clearance.
  6. Check that the attic access and any duct boots are not obviously disconnected.
  7. Run the system and put your hand in front of a supply vent — it should feel strong, not lazy.

Symptoms that mean call before it gets worse

Some of these are cheap now and expensive in three weeks. That is the whole reason to pay attention in June rather than August.

  • The unit runs constantly and still cannot reach the thermostat setting on a hot afternoon.
  • It starts, runs a few minutes, shuts off, and starts again — short cycling stresses the compressor hard.
  • You hear a hum from the outdoor unit but the fan is not spinning. That often points to a failed capacitor, which is a small part.
  • Ice on the refrigerant lines or on the indoor coil. Shut it off and let it thaw before anyone diagnoses it.
  • A musty or sour smell every time the system kicks on.
  • Rooms upstairs that used to keep up and now do not.
  • Electrical burning smell — shut the system off at the breaker and call from outside the house.

About refrigerant, honestly

Refrigerant is not a consumable. It circulates in a sealed loop. If your system is low, there is a leak, full stop. Adding refrigerant without finding that leak is a temporary fix that you will pay for again next season, and again after that. Every time it happens the leak is usually a little bigger.

Ask for the leak search. Sometimes it is a fitting or a Schrader valve and it is a straightforward repair. Sometimes it is the evaporator coil, and then it becomes a real conversation about repair versus replacement. Either way you deserve to know which one you are dealing with before you spend money.

The same principle applies to a replacement quote. Nobody should be recommending a new system to you without having measured airflow, checked static pressure, and looked at your ductwork. Plenty of systems that get labeled undersized are actually a duct problem, and swapping the equipment does not fix a duct problem.

What a real tune-up covers

A proper seasonal check is not a filter swap and a handshake. Our techs measure the temperature drop across the coil, check refrigerant pressures against outdoor conditions, test capacitors and contactors under load, verify amp draw on the compressor and fan motors, clear and confirm the condensate drain, and inspect electrical connections for heat damage.

Weak capacitors are the clearest example of why this matters. A capacitor that has drifted out of tolerance will still start the unit on a mild day and fail to start it at 104 degrees. Testing catches it while it is a small part on a scheduled visit instead of an after-hours call.

If it does quit on you

Check the obvious things first. Thermostat set to cool and the setpoint actually below room temperature. Batteries in the thermostat. The breaker for the air handler and the breaker for the condenser. The float switch and the pan. That short list resolves a fair number of calls before anyone drives out.

If the system is frozen, turn it to off and set the fan to on. That thaws the coil faster and nobody can diagnose an iced system anyway. Give it a few hours.

How often should I change my air filter during a Texas summer?

Check it monthly and expect to change a standard one-inch filter every 30 to 60 days while the system is running hard. Pets, allergies, or nearby construction push that to the shorter end. Thicker media filters last longer, but the manufacturer interval assumes a milder climate than ours.

Should I leave my AC on all day or turn it off when I leave?

On a 100-degree DFW day, leave it running with a modest setback of a few degrees. Letting the house climb 10 or more degrees means the system runs flat out for hours to recover, often through the hottest part of the afternoon, and it struggles to pull humidity back out. Small setbacks save money. Big ones usually do not.

My AC runs but the house is not getting cool. What is most likely?

The common causes are a restricted filter, a frozen evaporator coil, a failed capacitor keeping the outdoor fan from running, or low refrigerant from a leak. Shut it off and look at the outdoor unit — if the fan is not spinning or the lines are iced, you have narrowed it considerably before we arrive.
