Musty Smell When the AC Runs? Here Is the Cause
A musty smell when the air handler kicks on almost always traces back to moisture sitting somewhere it should not. Here is where to look.

You turn the system on, the blower spins up, and about ten seconds later the house smells like a wet basement. Homeowners describe it as musty, damp, or dirty socks. It is one of the most common calls we take in a North Texas summer, and the cause is almost never mysterious.
Your air conditioner is a dehumidifier that happens to make cold air. Warm humid air passes over a cold evaporator coil, moisture condenses out, and that water is supposed to run down into a pan and out a drain line. When any part of that chain gets slow, dirty, or blocked, water lingers. Biological growth follows. Then the blower pushes air across it and delivers the smell straight to every room.
The evaporator coil is the usual suspect
The coil lives inside your air handler, usually in an attic or a closet, and it stays wet for most of the cooling season. Dust that gets past a cheap or overloaded filter sticks to that wet aluminum. Over a few seasons it builds into a mat that holds moisture between cycles, and that mat is where the odor is generated.
The giveaway is timing. If the smell is strongest in the first minute after startup and then fades, you are smelling a damp coil getting blasted with air. If it is constant and smells more like sewer gas than mildew, that is a different problem and usually points to a drain trap that has dried out.
Coil cleaning is not a spray-and-walk job. Done properly it means getting access to the coil face, using a cleaner appropriate to the coil, and rinsing so the residue goes down the drain rather than baking on. A coil that has been neglected for years sometimes has to be pulled to reach the back side, where the growth actually is.
A slow or clogged condensate drain
That water has to go somewhere. In most homes here it runs through a PVC line to a drain, or outside near the foundation. Algae and dust turn into sludge inside that line. When it slows, the drain pan holds standing water, and standing water in a warm attic smells exactly how you would expect.
Two things to look for. First, water in the secondary pan under the air handler, or a stain on the ceiling below it. Second, a system that shuts itself off on hot afternoons — that is often the float switch doing its job and cutting the unit before the pan overflows into your drywall.
A dry P-trap letting sewer gas back in
If the condensate line ties into your home drain system, it has a trap in it, and that trap needs water to seal. On a mild spring week when the AC barely runs, the trap can evaporate dry. Once it does, sewer gas has an open path into your air handler closet and out your supply vents.
This one smells sharper and more chemical than mildew, and it tends to show up after a stretch of cool weather rather than in the middle of August. Refilling the trap often solves it. If the smell comes back every few weeks, the trap is built wrong or vented wrong, and that is worth correcting once instead of chasing forever.
Filters, ductwork, and the things around the unit
A filter that is past due does not just restrict airflow. It becomes a damp collection of dust sitting directly in the airstream. If your filter is gray, sagging, or you cannot remember the last change, start there before you spend money on anything else.
Ductwork matters too. Flex duct that has been crushed, disconnected, or is pulling attic air through a torn section will bring in insulation dust, humidity, and whatever else is up there. In older Rockwall County homes we routinely find return ducts that are drawing a meaningful share of their air from the attic instead of the house.
- Change the filter and note the date on the frame with a marker.
- Look at the emergency pan under the air handler for standing water.
- Check the outdoor end of the condensate line for a steady drip while the system runs in the heat.
- Smell a single vent versus the whole house — one bad room points to a duct problem, not a coil problem.
- Note whether the smell hits at startup and fades, or stays the whole cycle.
Why this is so common in North Texas
Our cooling season is long and humid, so the coil stays wet for months at a stretch instead of weeks. Attic installations are the norm here, which means the whole wet assembly sits in a space that runs well over a hundred degrees. Warm, wet, and dusty is the ideal condition for growth, and our climate hands the system all three for most of the year.
Hard water plays a smaller role here than it does on the plumbing side, but it does show up in condensate lines and in any pan that gets topped off by a humidifier. Mineral scale gives the sludge something to hold onto.
What a proper diagnosis looks like
A tech should open the unit and actually look at the coil face, check the pan, verify the drain flows, and measure airflow across the coil. Odor complaints get misdiagnosed when nobody opens anything and the answer is a fogger or an air purifier bolted onto a system that just needs cleaning.
Be cautious with anyone who quotes you a replacement system on an odor call without first pulling the coil access panel. Smells are a maintenance symptom far more often than they are a reason to replace equipment. There are real cases where a coil is too corroded or too fouled to be worth cleaning, but that is a conclusion you reach after looking, not before.
What it typically costs
We will not quote you a number sight unseen, because the range is genuinely wide and depends on what we find. Clearing a condensate line is at the low end and is often bundled into a maintenance visit. A thorough coil cleaning costs more, and it costs more again if the coil has to come out to reach the back side. Duct repairs depend entirely on how much duct is bad and how accessible it is.
What drives the price is access, severity, and whether the underlying cause is still there. Cleaning a coil without fixing the drain that keeps it swimming means you pay twice. We would rather solve it once.
How to keep it from coming back
- Change filters on a schedule you actually keep — every one to three months depending on the filter and whether you have pets.
- Have the condensate line cleared before cooling season, not after it fails.
- Keep the drain trap wet by pouring a cup of water into it after long stretches with no cooling.
- Get the coil inspected annually. Cleaning is far cheaper than restoration.
- Fix duct leaks rather than living with them. They cost you comfort and money on top of the smell.
