Indoor air quality is a category with a lot of products sold into it and comparatively little diagnosis. Before recommending equipment, we would rather find out why your air is the way it is — because in a large share of cases the answer is a duct leak pulling attic air into the system, a filter bypassing around a badly fitted rack, or humidity the cooling system is not removing.

Those are fixable at the source, and fixing them makes any filtration you add work far better.

Know the signs

When you need air quality

The symptoms homeowners actually describe when they call us — and what each one usually means.

Dust reappears within days of cleaning

The single most common indoor air complaint, and it is usually mechanical. Return-side duct leaks pull attic dust and insulation fibers into the airstream and distribute them everywhere.

Allergy symptoms that are worse indoors

If people feel better outside the house than in it, something is being circulated. Filtration helps, but so does finding what is getting in.

The house feels humid at the right temperature

Cooling should dehumidify. A house at 74° that feels clammy points to short cycling, oversized equipment, or a system that never runs long enough to pull moisture out.

A musty smell when the system runs

Biological growth on a permanently damp evaporator coil or in the drain pan. Common in our humidity, and correctable.

Very dry air in winter

Static shocks, cracking wood, dry sinuses. Heating dries indoor air, and in a tight house whole-home humidification is worth considering.

The filter is filthy far sooner than expected

Either the filter is undersized for the airflow, or debris is entering the system somewhere it should not.

Look for the source before recommending equipment

Return-side duct leaks, a filter rack that lets air bypass around rather than through the filter, an unsealed platform return, or a dirty blower wheel. These are the causes behind most complaints and none of them are solved by buying an air purifier.

Match filtration to the system

A high-MERV filter in a system that cannot handle the pressure drop starves airflow and creates a new set of problems — including frozen coils. Proper filtration means matching filter type and surface area to the equipment, which usually means a thicker media cabinet rather than a denser one-inch filter.

Address humidity properly

For excess humidity that means correct sizing, adequate run time, and sometimes dedicated dehumidification. For winter dryness it means whole-home humidification integrated into the system rather than portable units in each room.

Clean what is actually dirty

Evaporator coil, blower wheel, drain pan and drain line. A coil with biological growth on it is the source of the musty smell, and cleaning it addresses the cause.

North Texas specifics

Humidity, cedar, and attic air

North Texas gives indoor air three specific challenges. Humidity comes first — our summers are humid enough that dehumidification is a real part of what your cooling system does, and an oversized system that short cycles will leave a house cold and clammy no matter how good the filter is. Second, the regional allergen load is genuinely severe: cedar season in winter, oak and grass pollen in spring, and ragweed in fall mean there is rarely a quiet month, and homes that pull outside air through leaky returns get all of it. Third, and most specific to our construction, is the attic. Ducts and air handlers up there operate in an environment full of insulation fiber and dust, and any leak on the return side delivers that directly into your living space. Sealing the return side is frequently the highest-value air quality improvement available in a home here, and it is not a product — it is a repair.

Air Quality questions we get asked

Do I need a high-MERV filter?

Only if your system can move air through it. A dense filter in a system designed for a standard one creates a pressure drop that reduces airflow, which hurts efficiency, strains the blower, and can freeze the coil. The better approach is more filter surface area rather than more restriction — a four- or five-inch media cabinet gives you high filtration with low pressure drop. If someone recommends a high-MERV one-inch filter without measuring your static pressure, be cautious.

Why is my house so dusty even with a good filter?

Most likely because air is getting into the system without passing through the filter. Leaks on the return side, an unsealed platform return, or a filter rack with gaps around it all let unfiltered attic air bypass the filter entirely. In this region that attic air carries insulation fiber and dust, which is exactly what you are seeing on your surfaces. Sealing the return side usually produces a bigger improvement than any filter upgrade.

Do air purifiers and UV lights actually work?

UV lights installed at the evaporator coil do help control biological growth on the coil itself, which is a real and specific benefit — particularly in our humidity. Claims about whole-home air sanitizing are considerably more variable, and we would rather fix a duct leak than sell you a device to compensate for one. We are happy to install these when they address something real in your home, and we will tell you when they will not.

What humidity level should I aim for indoors?

Somewhere in the region of forty to fifty percent relative humidity is generally comfortable and discourages both mold and dust mites at the high end and dryness problems at the low end. In our summers the challenge is getting it down, which comes from adequate run time rather than a lower thermostat setting. In winter, heating dries the air and the challenge reverses. An inexpensive hygrometer is worth owning — it turns a vague "the house feels off" into a number.
